BEFORE THE SALE

  • You must be a Registered Buyer and have Bid Authorization to bid on properties.
    There are several additional benefits to registering, not the least of which is FREE access to Due Diligence Packages on all properties. Click here to learn about the benefits of joining the Auctions-West Bidders Club.
     

  • As with all major purchases, it's advisable to do your research.
              - Read the information we provide for each property to be sold.
              - Study the Due Diligence Packages (DDP). These are available for download or by request. The DDP offers a more detailed look at the property, including: title info, maps, photos, water info, usage history, etc.
              - Check out what the web site has to offer. This will include basic information and pictures of the property as well as the aforementioned DDP (in a format you can download and print).
              - Visit the property. We will provide ample opportunity for inspection. Four-wheel drive vehicles, all-terrain vehicles, even horses will be available so you can see every aspect of the property you're interested in. Inspection dates for individual properties will be posted on this web site. Registered bidders will be given preferential viewing for certain properties.
     

  • Arrange your financing, if needed. Normally, properties are sold without any contingencies, so you'll want to be ready to proceed with the transaction on sale day.
     

  • Check out the Specific Terms of Sale requirements. Most of our auctions require a deposit in the form of a cashier's check, wire transfer or credit card for you to be eligible to bid. The amount required will be published as part of the sale information for the specific property. Specific Terms of Sale are part of the Due Diligence Package.
     

  • To cover costs associated with implementing the sale, Auctions-West charges a Buyer's Premium to the successful bidder. Normally, this is 5-10% on top of the winning bid. Potential buyers should review the property details for the actual percentage and incorporate this fee into their calculations for the value of the property.
     

  • Read the General Sale Terms for Auctions-West sales as well as the Specific Terms of Sale for the property being offered. Placing a bid on a property means you have read and agreed to these terms.
     

  • Register to bid : at least 3-5 days before the sale.
     

  • Bid Authorization : After registering, fill out the form to expedite your credit approval to bid.
     

AUCTION DAY

  • If you're watching the sale on the Internet, you will have the option of bidding by telephone to the sale site. If the auction is available on DISH Network and C-Band satellite, you can also bid by telephone to the sale site.
     

  • If you're planning on attending the sale in person, be sure to arrive at least an hour before the scheduled start of the auction. If you're NOT pre-registered and you're coming to the sale site, you may bring a Cashier's Check (made out to yourself) in the amount of the required bid deposit for the property you plan to bid on.

  • If you're watching the sale on the Internet, you should go to the sale page at least an hour before the auction begins. This gives you time to download the audio software and familiarize yourself with the auction page. Then, if you have any questions or difficulty, you can telephone the sale site for assistance. Our on-site phone staff is there to help you become comfortable with the Internet webcast viewing process.
     

  • Have a bidding plan. It always helps to know beforehand what you're willing to pay  under different sets of circumstances.
     

  • When it's time to start the sale, the auctioneer will explain the bidding process and answer your questions. The property will be described in detail and the bidding will begin. This is NOT a livestock or tobacco auction, so the pace of bidding will be refined, but still lively. The auctioneer will present the audience with the bid he has as well as the bid he's asking for. Online and satellite viewers will hear the auctioneer in real time and see the asking bid on screen. If you're not sure of the asking bid, your phone assistant will let you know. The asking bid will also be posted on the Internet viewing page and on your TV screen if you're watching on satellite. If you have a question, you can send a message through your phone assistant. We will get the answer for you before the property is sold, interrupting the auction if necessary. It's in everyone's interest for you to be knowledgeable and comfortable with the auction process.
     

  • BID!  If you want the property and you've decided what it's worth to you, don't miss out on the opportunity to own it.

CONGRATULATIONS, you're the winning bidder! 

  • If you're present at the sale site, you will meet with the seller and broker immediately to sign contracts and complete the sale. Most transactions close within 30 days.

     

  • If you've been bidding over the phone, we will contact you immediately by phone or e-mail to make arrangements for signing documents. Most transactions close within 30 days.
